Key Responsibilities

Prime Focus

  • Manage our Real estate & related projects within budget, timeline and scope

Property Management

  • Leasing & Lease administration- lease review, renewal, processing ,audits , repairs & maintenance , information management & reporting, cost analysis, operating expense review, document storage & maintenance of all property management related work

  • Acquisitions/ Dispositions- site selection, ,review, preliminary assessment of market value , legal due diligence & negotiation of purchase agreements

Project Management

  • Manage any new construction, handle & plan office renovation projects & moving / relocation of office on need basis

Finance & Budget Management

  • Reporting, budgeting, forecasting and comparing costs for required goods or services to achieve maximum value for money

Operations & Maintenance

  • Supervise & coordinate with contractors for carrying out maintenance & security duties such as installation & repair of our property infrastructures including office telephones, lift, air-conditions, security devices, other electrical equipment  & building systems

  • Plan, organize and direct administrative services such as signage, cleaning, maintenance, parking, safety inspections, visitor registration, internal & external communication & security related to property management

  • Responding appropriately to emergencies or urgent issues as they arise, dealing with the consequences & submitting status report to management

Management & Leadership

  • Vendor Management: Co-ordinate with vendors / third parties for procurement & property maintenance activities

  • Team Management: Managing & overseeing the team of security personnel’s

  • Information Management: Provides occupants with updates of electrical, water and other service outages and scheduled shutdowns & enforces occupancy policies and procedures by sending out letters & notices & following up on the same

  • Contract Management: Manage & negotiate all the contracts made with customers, vendors, partners, government organizations & employees

Qualifications, Experience & Skill requirements:

Minimum Qualifications

  • Ability to communicate effectively with clients

  • Ability to communicate with locals

  • On ground operational capability

  • Experience in managing a small team of labour

  • Experience working in Goa

Preferred/Desired Qualifications

  • Mid-level management level, with the ability to execute instructions well
